Intuitive Contemporary Design

Firmness, utility and delight

Our buildings are designed to be strong, function efficiently, and are aesthetically pleasing. By mixing style with substance, we create comfortable spaces in which to live or work. At COCOA, we believe that tradition and progress go hand-in-hand, and take inspiration from open-plan concepts of traditional architecture that synthetizes contemporary design. By tailoring our craft to the typologies of residential, commercial and institutional buildings, our practice is reshaping the Caribbean landscape one project at a time.

Architectural Design

We stress the importance of having a comprehensive design package, inclusive of detailed drawings and specifications. ‘The plan is the generator by which the foundation of a project is built’. A key factor which determines the success of a project is the provision of quality documents. Our team endeavors to deliver the highest standard in Grenada.

Interior Design

For interior spaces, it is vital to have a good selection of materials and fixtures with the right color and texture, along with a proper layout of furniture, inclusive of fit outs for cabinetry, ironmongery, and appropriate lighting. These essential elements which provide comfort and functionality are typically coordinated by our interior designers who share our philosophy of providing quality, simplicity, and design elegance to fulfill client’s objectives and goals.

Landscape Design

Outside of the building envelop, integrating nature enhances the livability of spaces. For this reason, we subscribe to biophilic design that interfaces nature with the built environment. By introducing gardens, our buildings become nestled and blend into the landscape. We often utilize water features in our projects to provide passive cooling in the spaces of our buildings.

Project Management

Administration of the construction contract is critical for the successful completion of our projects. As such, it is necessary to exercise control of cost, time and quality of the build. Having experts across many fields of the construction trade gives us the ability to head building projects and make timely decisions to keep our projects on track. As part of our service to clients, we certify payments to contractors based on their performance and adherence to the specified budget and timetable of the construction contract.

Feasibility Studies

It is critical to define the objectives of the progamme and to ensure its suitability for the given site, and budgetary provisions. What may look good on paper may not execute well in Grenada’s building environment or climate. For this reason, we undertake feasibility studies to review proposals and allow clients to consult with our experts on design related matters, to identify potential challenges that may have negative impact, and to devise mitigation strategies that will bring about the successful execution of our projects. Large scale developments require an environmental impact assessment (EIA). Such services are performed by our associate environmental specialist.

Planning

To obtain a building permit, the government of Grenada requires the submittal of design drawings to the Physical Development Authority (PDA). We handle the process of submission on behalf of our clients, responding to queries and follow through with the PDA to ensure that building permits are granted in the quickest possible time. Under normal circumstances, it takes 2-3 months for approvals.

Tendering

Typically, projects are tendered to two or more contractors for the award of the construction contract. Price adjustments and value engineering are often needed to satisfy the budgetary requirements of our clients. To that end, we provide extensive reviews of tender documents and lead the negotiations to get the best possible price for the construction.

Site Evaluation

Before breaking ground, we first confirm the land is suitable for your building. We can formulate and provide reports on soil conditions, wastewater disposal methods, site levels, and more.
